Briargate Market Report – Summer 2011
Briargate is a popular neighborhood in the Northeast section of Colorado Springs. It was a Master Planned Community, and the area that we now know as Briargate was the original phase of the development in the early 1980s.
Each phase of the development was carefully planned in this previously uninhabited area, and more areas within the Briargate community continue to be developed including Pine Creek, Cordera, Kettle Creek, Fairfax, and others. But the locals understand Briargate to be the homes in the vicinity of the Chapel Hills Mall where homes generally sell for under $400,000.
Briargate was planned to be complete unto itself. Nice homes, the best possible education, appealing to professionals as well as retail establishments, entertainment and recreational facilities were provided, with a high quality of life on almost 10,000 acres.
There are golf courses, an area YMCA, extensive hiking trails, as well as medical facilities and hospitals. For houses under $400,000, Briargate averaged 41 sales per month in the summer of 2011. There are currently 258 homes on the market, with a standing inventory of 6 ¼ months. Because of the high caliber of District 20 schools, families with children tend to gravitate to this affordable, clean, and popular area.
