Market Mood This Month

The overarching theme for this month’s housing market in Colorado Springs comes down to three words: pricing is everything. We are seeing a distinct transition toward a more balanced, buyer-friendly dynamic, but missteps in initial list prices are costing Sellers precious time, and in the long run, money.

Currently, 43% of active listings took a price reduction in August. The average reduction was 2.6% (roughly a $13,000 drop on a $500,000 home). To put this in perspective, during the final week of August, there were 380 New Listings compared to 753 price reductions. Almost 60 homes returned to the market. With Average Days on Market stretching to 46 days and Months of Inventory reaching 4.3, home shoppers have more breathing room to negotiate than they have had in recent memory.

Adding to the shift, interest rate fluctuations are creating additional headwinds. Rates started August at 6.76%. By month’s end they had climbed to 6.9%. They are projected to cross the 7% mark in September. These shifts are nudging both Buyers and Sellers to adjust their expectations quickly.

Quick Advice for Buyers

If you have been waiting on the sidelines for leverage, your opportunity has arrived. With 4.3 months of inventory and over 40% of sellers adjusting their numbers, Buyers have more negotiating power than they’ve had in years.

  • Look for motivation: Homes sitting past the 40-day mark, or those with recent price cuts, offer great potential for seller-paid rate buydowns or closing cost contributions.
  • Don’t be bound by the interest rate: Don’t let rising interest rates paralyze you. Securing a lower purchase price now means lower principal payments for the lifetime of your loan. You can explore refinancing options when rates adjust down the road.

Quick Advice for Sellers

The most critical mistake a Seller can make right now is overpricing out of the gate. The average List Price for New Listings stands at $656,600, while the Average Sales Price is $560,915. That is a noticeable gap that explains why price cuts are so prevalent.

  • Price ahead of the market: Today’s Buyers are highly sensitive to mortgage rate fluctuations. If you price above actual market value, you risk joining the 217 homes that went Back on Market, or the 148 Expired listings last month.
  • Make a strong first impression: Homes that are priced accurately and presented immaculately from day one are still selling smoothly without requiring mid-campaign price drops.

Watchlist – What’s Coming

Keep a close eye on interest rate trends through late September. If mortgage rates pass 7%, expect buyer activity to cool slightly heading into the fall season, which will likely push Average Days on Market up even further. Sellers who align their price strategy with autumn demand will be the ones who successfully cross the finish line.
