MARKET MOOD THIS MONTH:

Realtor.com recently recognized Colorado Springs as the top housing market for 2025! That said, there’s a bit of uncertainty this month as new tariffs went into effect. The good news: Interest rates are easing slightly as we head into the typical Spring shift. Consumer confidence remains low nationwide, but locally, the market is balanced, offering opportunities for Buyers and Sellers.

QUICK ADVICE FOR BUYERS:

With homes spending a little more time on the market, Buyers have more breathing room to decide. But remember, a great home will always attract multiple Buyers, so be informed. Don’t wait too long if you find “the one.” Demand is still strong because Colorado Springs is a “destination city” with military, tech, and lifestyle draws. Interest rates are currently hovering around 6.75% and trending lower. With inventory up, it’s a favorable time to buy. New construction is booming too, with builders offering great incentives! Make sure you’re pre-approved. Need a trusted Lender? I’m happy to introduce you.

QUICK ADVICE FOR SELLERS:

Buyer activity is picking up as Spring thaws out a quiet Winter. With inventory rising, it’s crucial to price your home competitively. With more competition, Buyers are being pickier. Homes that shine (clean, staged, priced right) will sell fastest. Well-prepared homes are attracting serious Buyers – and now is the time to stand out! Overpriced homes are likely to have to chase the market down with price cuts.

WATCHLIST: WHAT’S COMING THIS SUMMER:

We’re heading into one of the most balanced real estate markets Colorado Springs has seen in years. No crazy Buyer frenzy. No sharp Seller’s market. Just a sweet spot where serious Sellers and motivated Buyers can make real deals happen. Expect: (1) inventory to stay healthy; (2) prices to rise slowly but steadily (around 2% – 4% over the summer); (3) days on market to shrink for well-priced homes; and (4) interest rates to lower slightly as the economy cools. As with most things currently, we’re in a wait-and-see pattern, but opportunities are out there for those ready to proceed smartly.
