I try to set aside time each week to preview new listings that come on the market in my target neighborhoods. This 2015 new-build in downtown Colorado Springs is situated in a neighborhood of Victorian, Edwardian, and Arts and Crafts homes. Conceptualized and marketed by the talented Janelle Walston of The Walston Group, it was no surprise that this unique, upscale home was Under Contract within days of being listed.

Bronco Game

Bronco Country

It’s hard to have lived in Colorado for any length of time and not be a Bronco fan. It has been our family tradition for decades to have an in-house ‘tailgating’ party on whichever day of the week our Broncos are playing. So far, this year’s games have proven to be nail-biters. Peyton Manning may be considered old on the football field, but the games have been nonetheless exciting. We’re off to a good start.

Took a class on TRID

New mortgage Laws TRID

In its never-ending quest to protect the borrower, the Consumer Financial Protection Bureau (CFPB) set down new rules that will take effect October 3, 2015. The CFPB combined the Truth in Lending Act (TILA) with the Real Estate Settlement Procedure Act (RESPA) and came up with the TILA/RESPA Integrated Disclosure rule, making the new, acronym-combined acronym of TRID. In an effort to help the consumer Know Before You Owe, the new rule requires the borrower be given their disclosures at least three days prior to closing in an easy-to-read (according to them) format. The loan estimates will be given early to help the buyer decide whether or not they really want to purchase the property.

I am so blessed to have four of my five grandchildren live in Colorado Springs. I LOVE weekends when Quinn and Liam visit. Being a typical grandmother, I spoil them at every opportunity. One of our outings this week was an afternoon at Helen Hunt Falls. Set in magnificent Cheyenne Canyon in the southeast area of town, the boys thought it was such an awesome adventure, they want to do it again soon.

I love to learn new things that help my business. This week I took an informative real estate photography class from Greg Lennon of The Springs Houses. I learned new and interesting angles (pun intended), and I hope to have them reflected in photos of my upcoming listings.

Relocation Packet

Downtown Colorado Springs

Almost daily I receive one or two requests for a Relo Packet from people who are considering moving to Colorado Springs in the near future. Instead of spending an inordinate amount of money like I was doing previously to mail packages to people who may or may not be relocating, I took many hours this week refining an electronic package that I can email to prospective movers. I hope to have it completed within the next few weeks.
