It is the ultimate heartbreak of the modern home search. You feel cheated and wonder if there’s a secret club you weren’t invited to. Well, grab another spoonful of ice cream because we need to talk about why the internet’s favorite real estate sites are often the last ones to share the truth, and how to stop chasing Sold homes.
In the industry, we call these Zombie Listings. They look alive and they take up space on your screen, but underneath they are dead and have been gone for a while. Understanding why this happens will save you some late-night heartache.
The Great Data Lag
Here’s the reality. The big name apps are not the source of real estate truth. They are aggregators. Think of them like a giant game of Telephone. The actual data starts at the local Multiple Listing Service (MLS). That’s the private database where Realtors input every detail as their new listing hits the market.
When a Seller accepts an offer, I update the MLS immediately. But for that update to travel from our local Colorado Springs servers to some tech headquarters in California and then finally to your phone? It can take hours or even days. In this market, a day can be an eternity. By the time the For Sale banner turns to Pending on your app, the new Buyers may have already finished their inspections and the Sellers are packing their china.
The Coming Soon Conundrum
Sometimes you see a house that looks perfect, but there’s no way to schedule a showing. It just sits there taunting you. This usually happens because of how different sites handle a Coming Soon status.
In Colorado Springs, your app might show it as Active, but in the actual MLS, showings may not be allowed until Saturday morning. Coming Soon means it’s almost ready, but not quite. If you rely on a third-party site, you might show up with your pre-approval letter, only to find a confused homeowner in their bathrobe. Using a direct MLS feed means you see the exact rules for when you can get inside.
The Ghost of Listings Past
Why do some sites keep Sold houses listed as Active for weeks? Honestly, it is often about the clicks. These sites want you to stay on their platform. If they showed you every house was already Under Contract, you might actually close the app and get some much-needed sleep, rather than chasing homes that have Sold.
They also use these listings to capture your info. You click Ask a Question and suddenly your phone is ringing with three different agents who have never stepped foot in that house but have paid for the privilege of capturing your information. When you work with a dedicated Realtor, you are not a lead to be sold. You are a human being to be protected.
